Identify the defect before counting tiles
A missing tile may have broken, slipped after a fixing failed or moved because the surrounding support deteriorated. Several displaced pieces can indicate a wider issue rather than independent accidental damage. An inspection should explain whether the immediate replacement addresses the cause or only covers the visible opening.
Do not go onto the roof to count defects. Use observations from a safe place and describe where debris or damp appeared. Our slipped and missing roof tiles page covers diagnosis and repair choices; this guide focuses on the elements that change a quotation.
Matching the existing covering
Tiles have profiles, sizes and laying requirements that need to suit the surrounding roof. A replacement that appears similar from the ground may not interlock or sit correctly. Discontinued products can make sourcing more involved, and a proposed alternative should be explained rather than forced into place.
Colour differences can remain visible even when a replacement is technically suitable. Ask whether matching is essential to the scope and what is available. The cost includes sourcing and fitting an appropriate piece, not simply purchasing whichever tile has the closest appearance in a merchant's display.
Safe access can dominate a small repair
Roof height, slope and the defect's position determine how the work can be reached safely. A tile close to a clear edge is different from one above a conservatory, beside a chimney or on a steep upper slope. Access needs should be established before a repair figure is considered complete.
Scaffold or other suitable equipment may be necessary even when only a limited area is affected. Ask what the quote includes and whether surrounding property needs protection. The number of tiles does not represent the whole labour or access requirement, so a unit-material comparison is rarely useful on its own.
Fixings and the support below
Replacing a tile will not fix a weakened batten or a larger fastening problem. Where pieces have slipped, the inspection should consider the fixings and support as well as the covering. Underlay may also be damaged or exposed, changing the scope of work beneath the visible repair.
Some conditions cannot be fully confirmed without lifting the affected area. Ask how additional findings will be photographed and agreed, rather than assuming every hidden defect is already included. A clear quotation explains the initial repair and the limits of what can be established safely before work begins.
Leak tracing and roof junctions
The damp patch inside can be away from the actual entry point. Water may travel along timbers or underlay before appearing at a ceiling. A nearby cracked tile might be relevant, but it should not be treated as proof when flashing, valleys or adjacent features show other possible defects.
Broader roof repairs may be needed if the fault involves a junction rather than an isolated tile. Request an explanation of the diagnosis. A quote for tile replacement alone is not equivalent to a scope that also repairs a leaking valley or renews damaged weatherproofing beneath it.
Repairing one area or investigating the wider slope
Local impact damage can justify a focused repair if the surrounding covering is sound. Repeated slips, widespread cracking or deteriorated support may call for a wider assessment. The decision depends on condition and cause, not an automatic rule that every older tile roof needs replacement.
The roof repair cost guide discusses access and diagnosis across different repairs. Keep the proposed intervention proportionate to the evidence. Ask what remains untouched and whether the recommendation addresses a recurring fault or an isolated incident.
What to include when requesting a quotation
Report the location, whether the problem followed a storm and whether water is entering indoors. Mention any previous repair and known tile type, but do not dismantle the roof to find a product mark. Safe photographs can help plan the assessment without replacing an inspection.
A written proposal should cover matching material, access, fixings, relevant preparation and waste. Clarify any internal decoration separately, since repairing the roof does not automatically include making good a stained ceiling. Compare equivalent scopes rather than an unsupported average or a price attached to a tile count.
