Measure the work, not just the front of the house
A fascia runs along the eaves behind the gutter, while the soffit closes the underside between the board and the wall. Bargeboards follow the sloping edges of a gable. A quotation may cover some or all of these, so establish the complete scope before comparing fascia and soffit installation cost. Two homes with similar frontages can have very different lengths around extensions and gables.
Include rear elevations, porches, dormers and returns if those are part of your enquiry. Corners, changes in roof height and decorative details create more joints and fitting work than a straight run. Ground-level photographs and a description of the affected elevations are useful, but accurate measurements and a condition assessment are still needed.
Full replacement and capping are different specifications
Capping means fitting a cover board over existing timber. Full replacement removes the old fascia and provides a suitable replacement fixed to sound support. These are not interchangeable descriptions of the same job. A lower quotation may be for capping only, which needs the underlying timber to be suitable rather than hiding decay behind a clean finish.
Ask how the existing boards will be inspected, which parts will be removed and what happens if supporting timber is rotten. Where fixing points are weak, simply covering the front does not restore their strength. Our fascias and soffits service page explains the roofline components and the replacement discussion.
Hidden repairs can change the final scope
Water entering behind the gutter can affect board edges and rafter ends that are difficult to inspect before dismantling. Peeling paint does not automatically mean the support is rotten, and a tidy outside does not prove it is sound. The quote should say how concealed damage will be reported and priced if it becomes apparent.
Ask whether eaves support details, damaged membrane edges or local tile adjustments are included. Those details help direct water into the gutter instead of behind the new fascia. Agree a process for approving extra work, ideally with photographs and a written explanation, rather than accepting an undefined allowance for anything found later.
Access can be a substantial part of the budget
Roofline boards sit at roof height, so the working position matters. Conservatories, lean-to extensions, narrow side passages and ground that cannot support access equipment can complicate the job. Different elevations may need different arrangements. A quote should identify safe access provision rather than assume the entire house can be reached from a ladder.
If a re-roof or other high-level work is already planned, discuss whether access can sensibly be shared. That is a scheduling question, not a guaranteed saving. Scaffolding requirements, duration and the extent of each job still need to be assessed. Access should never be reduced simply to make a quotation look cheaper.
Ventilation, finishes and gutter handling
Soffit replacement needs to respect the roof’s ventilation strategy. The appropriate detail depends on the roof construction, insulation and other ventilation openings. Blocking existing air paths to achieve a neater appearance can create a different problem. Ask what ventilation is specified and how it works with the existing roof, without assuming every house needs an identical board.
White and coloured uPVC, board profiles and gable details may be priced differently. Gutters often need to be removed to reach the fascia; check whether they will be refitted or replaced, and whether outlets and downpipes are included. A gutter fault alone may be better addressed through gutter repairs, without replacing sound boards.
Repair cost versus replacing whole runs
Fascia and soffit repair cost depends on whether the fault is isolated and whether a compatible section can be fitted securely. A single damaged piece is different from widespread decay along several elevations. Repeated water damage needs its cause addressed as well as the visible board, otherwise a local repair may leave the same exposure in place.
When asking how much to replace fascias and soffits, request a scope that separates access, boards, supporting timber work, ventilation and rainwater goods. Check removal and waste arrangements too. A useful comparison is between equivalent specifications, not just the totals at the bottom of two quotes.
