Roof Windows: Installation, Replacement and Leaks

Roof windows can bring daylight into an otherwise dark roof space. Choosing a window is only part of the job: the roof pitch, opening, weatherproofing and room beneath must work together. This page explains the considerations without assuming a particular brand or specification is suitable.

Start with the room, not the catalogue

Think about what the roof window should achieve. A loft bedroom, stairwell and bathroom have different privacy, ventilation and daylight needs. Position affects the view, reach of the handle and where furniture can stand. A window that looks large in a brochure may leave an awkward usable area once the sloping ceiling is considered.

For a proposed loft conversion, discuss the opening alongside the staircase and room arrangement. Roof windows do not, by themselves, establish that a loft is suitable for habitation or that an escape strategy complies with building regulations. Those questions need their own assessment.

Roof pitch, covering and structural opening

A roof window system has a permitted pitch range and detailing requirements. The flashing kit must match the covering and installation arrangement; tile, slate and profiled materials are not interchangeable. The opening also needs suitable support, with any altered rafters assessed rather than simply cut to make the frame fit.

Skylight installation on a flat roof involves a different arrangement from a window within a pitched slope. Upstand height, drainage and the connection to the waterproof layer matter. If roof renewal is planned, consider the window with the new roof specification so the junction is designed as one piece of work.

Tracing a leaking roof window

A Velux window leaking around its frame does not automatically need replacement. Water may enter through damaged flashing, a blocked drainage channel or a defect in the adjacent roof covering. Internal droplets can also be condensation rather than rain penetration. Note whether the problem follows wind-driven rain or appears during colder mornings.

A leaking skylight needs inspection of the surrounding roof, not just a bead of sealant over the visible joint. Our roof leaking advice covers safe observations and what to report. Do not climb onto the roof or dismantle external flashings to investigate an active leak.

Replacement and installation are different scopes

Velux replacement may involve an existing opening, but it is not necessarily a direct exchange. Check the frame identification, opening dimensions and compatibility of available flashing. Changes in frame depth or lining position can affect plasterwork, insulation and the finished reveal inside the room.

For a new installation, the quotation should distinguish the window unit, structural opening, weatherproofing and internal finishing. Blinds, remote operation and electrical work should be identified separately. No certified-installer status or specific product range is implied here; ask about the proposed unit and who will undertake each part of the work.

Planning and building regulation checks

Do Velux windows need planning permission? Some roof alterations can fall within permitted development, but limitations and exceptions apply. Projection, position, side-facing glazing and the building's status can all matter. Listed buildings, conservation areas and properties with restricted rights require particular care.

Check the proposal with the local council before ordering. Building regulations can still apply even where planning permission is not required, including structural alterations and thermal performance. General guidance cannot confirm approval for an individual property, and changing a window as part of a conversion may need a wider assessment.

What changes the installation or replacement cost

The cost of Velux window installation or replacement depends on size, glazing, access, the opening and the roof covering. Scaffold requirements, structural support and making good the internal lining can change the scope substantially. A unit-only comparison misses the labour and details needed to keep the opening dry.

Ask whether removal, disposal, flashing, insulation and plaster repairs are included. Explain whether the room will remain occupied and whether the window is above stairs or another difficult access point. A written specification should separate optional controls and finishes from the essential roof work, without relying on an unsupported headline price.
