Conservatory Roof Replacement

Tired polycarbonate or glass roofs can be exchanged for a tiled or lightweight solid panel system, provided the existing frame is checked first.

Why conservatory roofs get replaced

A conservatory roof usually comes up for replacement for one of a few reasons: the polycarbonate has yellowed and lost its clarity, the sealant around glazing bars has failed and lets water through, or the room is simply uncomfortable to sit in for much of the year. Rather than patching individual panels repeatedly, many owners look at a full roof replacement instead.

The two broad choices are a new glazed roof in modern polycarbonate or glass units, or a solid roof finished with lightweight tiles or slates and plasterboarded underneath. Each has a different effect on light, weight and the finished look of the room, and the right option depends on the frame below as much as personal preference.

Checking the frame before anything else

A conservatory roof replacement should always start with an assessment of the existing frame, not a decision about the covering. uPVC, timber and aluminium frames were designed around a specific roof weight, and changing to a solid system can alter the load substantially. Before any solid roof system is fitted, the frame, ring beam and foundations need to be checked to confirm they can take the extra load, and in many cases additional support or strengthening has to be built in first.

The assessment must consider the whole conservatory, including its foundations, rather than just the glazing bars.

Building control and a solid conservatory roof

Replacing a conservatory roof with a solid, tiled or insulated panel system is treated as building work that falls under building regulations, because it changes the structure and thermal performance of the room. That generally means the work needs to be signed off by building control, either through a full application or a building notice, depending on how the local authority handles it.

This applies even where the conservatory itself did not originally need planning permission. It is worth checking with your local council or a building control body early on, because the requirements can differ depending on the size of the conservatory, whether it sits over services, and how the roof ties into the main house.

Solid roof versus glazed replacement

A solid or tiled conservatory roof reduces glare and can change how the room feels, but it also reduces the amount of natural light coming in, so some owners add roof lights to bring daylight back into the centre of the room. A glazed replacement using modern sealed units keeps the conservatory feel but relies on good glazing bars, seals and ventilation to perform well through the seasons.

Neither option can be assumed to suit every conservatory, and a solid roof does not automatically resolve every comfort issue; performance depends on the whole build-up, including insulation, glazing and how the room is used. The assessment should explain the complete build-up and its suitability before a covering is chosen.

What drives the cost of a conservatory roof replacement

The price of a conservatory roof replacement is shaped by the size and pitch of the existing roof, the condition and strength of the frame, whether strengthening work is needed, the covering chosen, and whether roof lights, insulation or new plasterboard ceilings are included. Access also plays a part, particularly where a conservatory sits close to a boundary or under other windows. The cheapest conservatory roof replacement quote is not necessarily comparable if it excludes structural checks, insulation or making good.

Because every conservatory is a slightly different shape and age, a fair quote comes from a site visit rather than a figure given over the phone. If the rest of the roof on the house also needs attention, our new roofs service and general roofing page cover that wider work.

Getting the right advice before you commit

If your conservatory roof is letting water in, feels too hot in summer or too cold in winter, or the panels have discoloured, it is worth having the frame assessed before choosing a replacement. Request a free site visit and written quote to discuss the proposal and which assessments are needed.
